Storeganise and Easy Storage Solutions both start around $90 a month and are built for small operators. Storable's SiteLink and Storable Edge are the most widely used, but are priced by quote and suit operators who want one vendor for software, website and access control. Yardi Breeze is worth a look if accounting matters most.
This guide is for owners of one or a few sites, roughly 30 to 500 units, who are either moving off a spreadsheet or unhappy with what they have. Prices were checked in October 2026 on vendor websites and software directories. Vendors change prices often, so treat every number here as a starting point and confirm it before you sign.

What a small facility actually needs
Large operators buy software for revenue management, call centers and portfolio reporting. A 120-unit site needs far less, but the basics have to work without anyone in the office:
- Online rentals. A customer should be able to see availability and price, pick a unit, sign and pay without calling.
- Automatic billing. Recurring charges, retries on failed cards, and late fees that apply themselves.
- Access control that follows payment. Gate codes that are created at move-in and suspended when an account is overdue.
- An agreement you can e-sign. With your own terms.
- A clear overview. Occupancy, what's overdue, and what came in this month.
Everything else is a bonus. If a product does these five things well and the price fits, it's a candidate.

Storeganise
Storeganise is a cloud-based system used by over 1,200 facilities in more than 45 countries, according to its directory listings. Its pricing page uses a calculator: one location with a small number of units comes out at $90 a month when billed yearly. Third-party reviews put the entry tier at 1 to 100 units, with the price rising by roughly $10 a month for every extra 10 units.
What's included: a customer portal for online bookings, a management portal, e-signatures, automated billing, an interactive site map, unlimited users and an open API. Setup is free and includes two onboarding calls. A marketing website and some add-ons cost extra.
Good fit if you want a modern interface, plan to run the site unmanned, and like being able to see a price before you talk to anyone.
Watch out for add-on costs if you also need a website from them. Reviewers note it can feel expensive for facilities under 100 units.
Easy Storage Solutions
Easy Storage Solutions has been aimed at small and medium-sized operators for years. Directory listings describe it as web-based, priced as a flat monthly rate based on how many units you have, starting at $90 a month for a software-and-website combination, with a free trial and no card required.
It has a large number of reviews on Capterra, most of them positive about ease of use and support. It also offers related services such as call answering and access control.
Good fit if you want one vendor for both your management software and your facility website, and you value simple, well-supported software over a modern interface.
Watch out for fewer integrations than Storeganise. Check that your gate system is supported before you commit.
SiteLink and Storable Edge (both by Storable)
Storable owns both SiteLink and Storable Edge (formerly storEDGE), and says its software is used by more than 33,000 facilities. It also sells products for marinas and RV parks, plus facility websites and access control.
Neither product publishes a price. SiteLink asks you to request a regional quote. Directory listings show Storable Edge starting at $160 a month, priced per feature.
SiteLink is the long-standing standard, with a cloud edition and a Windows desktop edition and its own integrated payment processing. Storable Edge is the cloud-native option and is popular with operators who run sites remotely.
Good fit if you want the most widely used system, expect to hire managers who already know it, or want software, website and access control from one company.

Yardi Breeze
Yardi Breeze comes from a large property-management software company. Directory listings show it at $1 per unit per month for Breeze and $2 per unit per month for Breeze Premier, with minimums. Premier handles traditional storage alongside RV and boat storage, and puts accounting, leasing and marketing in one system.
Good fit if you want proper accounting inside your management software, or you already own other property types.
Watch out for per-unit pricing that grows quickly as you add units, and a system designed for property management in general rather than storage first.
Stora
Stora is a UK-based self storage system that focuses on automating admin and on revenue management, with automated pricing for existing units. Pricing is usage based and not published.
Good fit if you operate in the UK or Europe and want UK-based support.
Other options worth a look
- 6Storage offers a free trial of its starter plan, cloud-based software, and customizable e-leases.
- Unit Trac lists per-unit pricing from $0.60 per unit per month on G2 and markets itself to boat, RV and self storage operators.
- A spreadsheet plus Stripe still works for very small sites, under about 30 units, if you're disciplined. You lose online move-ins and automatic gate lockouts.
Unitgrove (in development)
We're building Unitgrove for the operator with one or a few sites who wants to set everything up without a sales call. It handles online move-ins, e-signed agreements, automatic billing through your own Stripe account, gate code suspension and an owner dashboard. It also works for parking, boat and RV spaces and garages in the same account. Planned pricing starts at $49 a month for up to 150 units. It launches in 2027, and you can join the waitlist.
How to choose
- Write down your unit count and growth plans. Per-unit pricing is cheap at 80 units and expensive at 800.
- List your must-haves. Your gate system, your payment provider, and whether you need an operator website.
- Ask for the total monthly cost including payments, website, add-ons and data conversion, not just the starting price.
- Run a real move-in during the trial. Rent a unit to yourself on your phone. If it's awkward for you, it's awkward for customers.
- Check how you leave. Make sure you can export your tenant and payment data.
